Gulberg Residencia is a sub-project of Gulberg Islamabad, being developed by the Intelligence Bureau Employees Cooperative Housing Scheme (IBECHS).
Gulberg Residencia offers residential plots of 7 marla, 10 marla and 1 kanal while Gulberg Greens offers farm houses of 5 kanals or more. Gulberg Residencia is expected to be more populated than Gulberg Greens due to its smaller plot sizes.
Nevertheless, the planning and design of the society has been takes care of the high demand by offering good sized commercial centers along with commercial belts across the main boulevard.
Gulberg Residencia is located about 6 to 7 KM off the Islamabad Highway. A 220 ft wide Gulberg Expressway connects Gulberg Greens with the project through a bridge that is under construction at present.

Gulberg Residencia’s demand for plots has faced an upward trend due to the launch of D-Markaz and the speed at which development is taking place in various blocks. Currently, Blocks E, Block F, Block H, Block I, Block J, Block K, Block L, Block R, Block P, and Block Z are in high demand. because they are closer to D-Markaz.
Hence, its not a surprise that all the plots in block D sold out soon after D-markaz’s launch. Another cause is the development status of these blocks, IBECHS is constructing the infrastructure of the area at an applaudable pace.

Rabi center Gulberg is a project located in the Gulberg Residencia, being developed by Ovaisco Builders. Mainly, Rabi offers a full package of commercial shops, showrooms, and apartments.

The Magnus Mall is a multi-use real estate project that offers shopping and dining facilities as well as official and residential ones. In short, it is an all-in-one mega commercial. It is located in Block E in the main commercial center of Gulberg Residencia, also called D-Markaz Gulberg. The Magnus Mall is ideally located at the Blue Area Main Boulevard that connects Gulberg Greens to Gulberg Residencia.
