    A great article! Happy to see so many new housing societies popping up around every corner. I am very interested in Eighteen but all my friends are talking about a project called Taj Residencia. Apparently Centaurus Mall 2 will be inside it. Does anyone know if its true and/or worth making an investment in? Thanks

      Thank you for your feedback Mr. Khan. If you compare Eighteen Islamabad and Taj Residencia, you will certainly find Eighteen Islamabad more attractive. However, the comparison is not fair; it is like comparing apples to oranges.

      Eighteen Islamabad is offering fully furnished villas and apartments while Taj Residencia is primarily selling plots.

      The vision of Eighteen Islamabad is much more elite and high-class. Their location is ideal. The development work and construction has been happening at a very fast pace at Eighteen. Overall, market is quite optimistic about the success of the project. Of course, it is also more expensive.

      It is true that Centaurus Mall 2 is planned to be inside Taj Residencia. The developer of this society is the same as the developer of The Centaurus Mall. However, while Taj Residencia has been one of the popular real estate projects in the last year, market has been down for this project for the past couple of months. Development work has been slow, investors are waiting for an exit, and liquidity (sale / purchase) has been low. In short, market is a little less confident about this project right now. It is better to wait a little to see the progress before investing.

      In short, from investment point of view, we would recommend to consider a project that has higher liquidity. As an investor, it is important to consider the sell-ability of the product. In the case of Eighteen Islamabad, it is a great investment as a rental property. Being a high-end society, rents will be high. However, resale will be difficult due to higher price, so, not recommended as a short-term investment. If you are looking for a short-term investment, a commercial file in Capital Smart City is a great option. Capital Smart City has very high liquidity in the market and their development work is happening at the fastest pace in Islamabad. Another great option for both short-term and rental investment is to buy a shop in a mall such as Gulberg Mall & Signature Living and Magnus Mall.
